Accolade Heating provides pre-season AC tune-ups for Surrey-area homes — refrigerant pressure check, condenser coil clean, capacitor and contactor test, drainage flush, electrical inspection, and written service report. Red Seal certified technicians, best booked April–May.
A genuine AC tune-up is not a visual once-over and a filter swap. Our annual maintenance follows a structured checklist that covers every component affecting efficiency, reliability, and cooling capacity — with a written report at the end detailing every finding.

"After 12 years of having James maintain, repair and install anything required for our gas, heating and plumbing needs, I continue to highly recommend him. He is professional, incredibly thorough."

Run capacitors degrade gradually — losing capacitance over years until they fail completely. A degraded capacitor makes the compressor work harder, shortening its life. A maintenance visit catches sub-spec capacitors before they cause a summer breakdown. Capacitor replacement at maintenance: under $100. Emergency repair plus possible compressor damage: much more.
Surrey's outdoor environment — pollen, cottonwood fluff, grass clippings, and insects — gradually blocks condenser coil fins. A 20% blocked coil can reduce efficiency by 15% or more. Annual coil cleaning restores full heat rejection capacity and keeps your electricity costs in line.
Central AC systems remove 20–30 litres of moisture from your air every day. All of that water flows through a condensate drain line. A blocked line triggers a float switch — shutting the system down — or worse, overflows into the ceiling or wall cavity. Annual drain flush prevents this entirely.
Refrigerant does not "run out" in a properly sealed system — low charge means there is a leak. A small, slow leak may take years to manifest as poor cooling, but the compressor is running in an overheated condition the whole time. Annual refrigerant pressure checks catch slow leaks before compressor damage occurs.
April or May is ideal — before the summer backlog and while scheduling is open. Mention your AC brand and age when booking.
Our Red Seal technician arrives with refrigerant gauges, electrical test equipment, coil cleaner, and replacement capacitors for your system.
Every item on the checklist is checked, measured, cleaned, or tested. Every finding is documented as work progresses.
You receive a full service report with any findings explained by priority — safety-critical, recommended soon, or monitor. No pressure, just honest guidance.

"I can't recommend James enough. He took on an extremely difficult job with our home's heating system. Most other plumbers flat out refused the job. James turned a nightmare scenario into a perfectly functioning system."
